During the December 2024 Condo Meeeting for Disney's BoardWalk Villas, the board of directors commented on sofa beds still in need of replacement, the loss of complimentary valet parking, hurricane damage and other topics raised by members in attendance.

Editor's Note: Beginning in 2024, Florida condo associations are required to hold quarterly meetings, rather than the annual meeting previously permitted under state guidelines. These smaller meetings are can only be attended by owners of the resort. DVCNews will be present at several of these meetings and will report back with some brief recaps. 

Approximately 40-50 owners of Disney's BoardWalk Villas were present for the meeting held on Wednesday, December 11, 2024. 



Board members in attendance:  Yvonne Chang, Bill Diercksen, Shannon Sakaske, Alison Armor, Steve Whittington.  Also present were Tylana Hill (Treasurer) and Karen Grip (Member Rep). The meeting began by approving the minutes from the September meeting. 

The floor was opened for questions from members in present. Questions were spread over two separate Q&A periods, but have been grouped together for simplicty. Note that questions and answers listed below are paraphrased unless direct quotes are attributed. 

Q: When will the accessible rooms be equipped with automatic door openers like many other resorts? 

A: Will take that feedback and make sure it is being addressed. 

Q: When will the last of the pull-out sofa beds be replaced with the pull-down Murphy beds? 



A: Some rooms have not yet been converted due to supply delays. Plans call for the last of the Murphy Beds to be installed within the next 3 months (March 2025.) 

Q: Why was the table and two chairs removed? It is missed by many members. 

A: New designs go through a robust design process but some compromises are often necessary. All feedback is appreciated and will be taken into consideration going forward. 

Q: Are there any plans to offer ownership extensions beyond the 2042 ending date? 

A: "There's no current plan" to offer an extension per Yvonne Chang. 

Q: It is difficult to get reservations unless we plan far in advance. Are rooms made available to the general public before members? 

A: The non-DVC exchange programs result in rooms being made available to cash guests. This is a key component of allowing owners to use points for things like Disney Cruises, Adventures by Disney and non-DVC resorts. Also reinforced use of the waitlist to try and get rooms closer to arrival. 

Q: What percentage of rooms are held for cash guests?

A: "It varies throughout the year and it varies by resort. It is dictated by BoardWalk members and other members taking other vacations. If no BoardWalk members took other vacations like a Disney Cruise, there wouldn't be any renters. So it's a function of members exchanging out that allows for rental." - Shannon Sakaske

Q: Are there any pending plans to replace Big River Grill? 

A: Disney is actively working on plans for that space, but don't have anything to announce at this time. 

Q: Does DVC document how much the operating expenses go over or under budget each year? 

A: Per Tylana Hill, yes, budgets are audited annually and the audit reports are generally available by May or June of the following year. Includes documentation of revenue along with expenses and any variance. 

Q: Does DVC collection 100% of assessments from owners?

A: There are some delinquencies but they are very low. Details are in the audited financial statements. 

Q: As a result of property tax litigation between Disney and the county, do you anticipate issuing any credits to owners?  

A: Litigation has been limited to the hotels and is not expected to impact DVC owners. There was a change in methodology used to value hotel properties which Disney has challenged. The methodology used for calculating DVC property taxes has always been different, and is not involved in the recent court filings.  

Q: Any damage or impact from recent hurricanes? 

A: Resorts have insurance to cover any amounts over deductible. Specific to 2024 storms at BoardWalk, damage was limited to cosmetic items like light bulbs and awnings.  

Q: When first purchased, owner was promised free valet parking for "for as long as we are members." Why did that disappear? 

A: Sorry that promise was given because perks cannot be guaranteed. Perks will invariably come and go. Complimentary valet parking is unfortunately not available anymore. But DVC has added a lot of things which did not exist in 1995 like Moonlight Magic and Member Lounges. "Things will continue to change. Some will go away, unfortunately, for operational and other reasons. But we hope to replace those with even better, newer ones." - Shannon Sakaske

Also during the meeting, the 2025 budget was approved by the board. The new Annual Dues rate is $9.06 per point, an increase of $0.39 or 4.4%. 

The meeting adjourned after approximately 40 minutes.
