Led by improved sales for Disney’s Polynesian Villas & Bungalows and The Cabins at Disney’s Fort Wilderness Resort, there was a modest uptick of direct sales of Disney Vacation Club points in July 2025.
In July 2025, Disney sold 144,406 Disney Vacation Club points for the 12 DVC timeshare resorts located at World Disney World. This represents a small 6.6% increase compared to the prior three months, which averaged 135,515 points in monthly sales. However, when compared to the prior six and twelve month periods, July’s sales are down 8.6% and 10.6%, respectively.
In mid- July, Disney improved the sales incentives it offers for several resorts, including doubling the discounts for Disney’s Riviera Resort and offering even better incentives for The Cabins at Disney’s Fort Wilderness Resort. Since it takes a minimum of ten days before timeshare purchases can close, it will not be until the August 2025 sales data is available before we begin to know the affect of these new incentives on overall sales.
For the ninth consecutive month, Disney’s Polynesian Villas & Bungalows and Riviera are first and second in sales. The Cabins at Disney’s Fort Wilderness jumped past Disney’s Saratoga Springs Resort & Spa to claim third place.
The largest single deed sold in July was a 1,600-point Riviera deed. Riviera also sold a 700-point deed. The largest deeds sold for the Polynesian were a 700-point deed and three 500-point deeds. The largest split purchase was by an existing member who bought 1,000 points for Disney’s BoardWalk Villas split into two 500-point deeds.
Disney’s Riviera Resort — In July 2025, 42,680 points were sold for Riviera. Sales for the resort have been stable over the last for months, ranging from this month’s low to a high of 45,011 points in April 2025. Disney has sold 5,335,243 Riviera points, about 79.2% of the resort’s 6,739,966 total points.
The resort has averaged 71,482 points in monthly sales, including the months in 2020 when sales were significantly depressed due to the global pandemic. Despite its lower sales the past few months, Riviera should sell out by the last calendar quarter of 2026.
No Fixed Week deeds were sold in July for the Riviera. To date, the resort has sold 143 Fixed Week deeds. Whereas more than half (77) of the Fixed Week deeds are for the last six weeks of the year, only six Fixed Week deeds have been sold for May through August (Weeks #18 to #35).
Only 20 of the Riviera’s 341 vacation homes have not been declared for the DVC inventory. The DVC inventory now accounts for 5,817,509 points, or 94.4% of its 6,7 million total points. In all likelihood this declaration was the penultimate declaration before Riviera is fully declared for the DVC condominium association.
The Cabins at Disney’s Fort Wilderness Resort — In July 2025, 7,011 points were sold for the Cabins, the most it has sold since 8,680 points were sold in February 2025. The resort is averaging 6,316 points a month since sales began in February 2024.
Disney has now sold 113,680 points for the Cabins, which is about 4.1% of the resort’s estimated 2,780,943 total points.
One Fixed Week deed was sold for the Cabins in July. Disney has sold 21 Fixed Week deeds for the resort. Week #43, which is around the last week in October, is the most popular week with nine Fixed Week deeds. In 2025, Week #43 starts on October 26.
Disney has declared 63 cabins for the timeshare inventory. DVC members will be able to book using points up to 63 cabins on any given Use Day. There are still another 300 cabins that have not yet been declared. Disney will be able to use these 300 cabins for cash rentals or any other purpose it desires.
Disney’s Polynesian Villas & Bungalows — In July 2025, 78,724 points were sold for the Polynesian, the most since 91,219 points were sold in March 2025. Disney has sold 804,607 points (22.3%) of the 3,608,934 points allotted to the residential units at Polynesian’s Island Tower.
Island Tower has averaged 80,543 points a month since the first deeds were recorded in October 2024. At that pace, it will take almost 34 months before all its points would be sold.
In July, two Fixed Week deeds were sold for accommodations at Island Tower, both for Resort View Tower Studios for Week #39. Disney has sold 37 Fixed Week deeds for the Island Tower.
On August 4, 2025, Disney declared 12 more vacation homes for the timeshare inventory at Island Tower. This latest declaration increases the number of vacation homes that DVC members can book using points from 72 to 84. There are still 138 vacation homes at Island Tower that have not yet been declared and are still under the control of Disney. The declared inventory accounts for 1,403,596 points, which is 38.9% of the resort's 3,608,934 estimated total points.
The Orange County, California, Clerk Recorder is the source for public information about sales for the Disney Vacation Club resorts located at the Disneyland Resort. Beginning in January 2025, its public website no longer displays the deed document tax amount for deeds recorded with the county. Since the tax amount was the only way to infer the number of DVC points for each deed, it is no longer possible to estimate the number of points sold for The Villas at Disneyland Hotel or The Villas at Disney's Grand Californian Hotel timeshare. Therefore, sales data for these resorts will no longer be included in the monthly sales report.
The sales data includes all 12 DVC resorts at Walt Disney World, as well as Disney's Vero Beach Resort, and Disney's Hilton Head Island Resort. Point sales data is not available for The Villas at Disney's Grand Californian Hotel or the Villas at Disneyland Hotel. The data is compiled from deeds filed by Disney Vacation Development and recorded with the Orange County (FL) Comptroller, the Indian River County (FL) Clerk of Court, and the Beaufort County (SC) Register of Deeds. Thanks to Chris for assisting in the compilation of the sales data.
