Disney Vacation Club point sales declined for the second consecutive month. Nevertheless, direct sales for the first five months of 2025 are well above sales for the same periods in 2023 and 2024.
A surprising resort out-sold The Cabins at Disney's Fort Wilderness Resort in May 2025
In May 2025, 132,344 Disney Vacation Club points were sold for the 12 DVC timeshare resorts located at World Disney World, the fewest points sold in a month since April 2024. May’s sales were well below what direct sales averaged over the previous 12 months (162,905 points, -18.8%). However, the first five months of 2025 (812,222 points) are reflecting stronger sales than the first five months for either calendar year 2023 (114,648, +41.7%) or 2024 (110,827 points, +46.6%).
As has been the case for the last seven months Disney’s Polynesian Villas & Bungalows continues to lead all resorts in sales with Disney’s Riviera Resort in second place. In third place with 4,900 points was the The Villas at Disney’s Grand Floridian Resort & Spa, which edged out The Cabins at Disney’s Fort Wilderness Resort.
The largest deed sold in May was a surprise: A 835-point Fixed Week deed for the Grand Floridian. Riviera resort had the second largest deed: A 700-point deed. The largest split purchase for the month was 1,030 points spread over five deeds: Four Polynesian deeds totaling 800 points and one 230-point Grand Floridian deed.
Disney’s Riviera Resort — In May, 43,260 points were sold for Riviera. Since posting 77,017 points in January 2025, sales for Riviera have declined every month. Disney has now sold 5,262,178 Riviera points, about 78.1% of the resort’s 6,739,966 total points.
Since the first Riviera deeds were recorded in April 2019, the resort has averaged 72,259 points in monthly sales. This keeps the resort on pace to be completely sold out by the last calendar quarter of 2026. However, Disney can consider a resort to be “sold out” at any time. In the past, Disney has considered some other resorts to be “sold out” when only 95% or less of a resort has been sold.
No Fixed Week deeds were sold in May for the Riviera. The resort has sold 143 Fixed Week deeds. More than half (77) of the Fixed Week deeds are for the last six weeks of the year.
On May 15, 2025, Disney declared 27 vacation homes for the resort, increasing the number of declared vacation homes from 294 to 321. The new declaration was recorded by the Orange County Comptroller on May 23, 2025.
There are only 20 of Riviera’s 341 vacation homes that have not yet been declared and are still under the control of Disney. The DVC inventory now accounts for 5,817,509 points, or 94.4% of the Riviera’s 6,7 million total points. In all likelihood this declaration was the penultimate declaration before the resort is fully declared for the DVC condominium association.
The Cabins at Disney’s Fort Wilderness Resort — In May 2025, 4,367 points were sold for the Cabins. The resort is averaging 6,420 points a month since sales began in February 2024.
Disney has now sold 102,719 points for the Cabins, which is about 3.7% of the resort’s estimated 2,780,943 total points.
One Fixed Week deed was sold for the Cabins in May. Disney has now sold 20 Fixed Week deeds for the resort. Week #43, which is around the last week in October, is the most popular week with eight Fixed Week deeds. In 2025, Week #43 starts on October 26.
Disney has declared 63 cabins for the timeshare inventory. DVC members will be able to book using points up to 63 cabins on any given Use Day. There are still another 300 cabins that have not yet been declared. Disney will be able to use these 300 cabins for cash rentals or any other purpose it desires.
Disney’s Polynesian Villas & Bungalows — In May, 71,458 points were sold for the Polynesian, the fewest number of points since sales resumed for the resort in October 2024. Disney has sold 653,775 points (18.1%) of the 3,608,934 points allotted to the residential units at the Polynesian’s Island Tower.
Island Tower has averaged 81,818 points a month since the first deeds were recorded in October 2024. If the resort was to maintain that pace, it would take about 35 months before all its points would be sold.
In May, one Fixed Week deed was sold for accommodations at Island Tower, increasing the number of such deeds to 33. Resort View Tower Studios are the most popular accommodation with 19 Fixed Week deeds followed by the Theme Park View Studios with eight Fixed Week deeds.
Disney has declared 72 vacation homes for the timeshare inventory at the Polynesian’s Island Tower. This represents the inventory that Disney Vacation Club members can book using points. There are still 150 vacation homes at Island Tower that have not yet been declared and are still under the control of Disney. The declared inventory accounts for 1,185,190 points, which is 32.8% of the Island Tower’s 3,608,934 estimated total points.
The Orange County, California, Clerk Recorder is the source for public information about sales for the Disney Vacation Club resorts located at Disneyland Resort. Beginning in January 2025, its public website no longer displays the deed document tax amount for deeds recorded with the county. Since the tax amount was the only way to infer the number of DVC points for each deed, it is no longer possible to estimate the number of points sold for The Villas at Disneyland Hotel or The Villas at Disney's Grand Californian Hotel timeshare. Therefore, sales data for these resorts will no longer be included in the monthly sales report.
The sales data includes all 12 DVC resorts at Walt Disney World, as well as Disney's Vero Beach Resort, and Disney's Hilton Head Island Resort. Point sales data is not available for The Villas at Disney's Grand Californian Hotel or the Villas at Disneyland Hotel. The data is compiled from deeds filed by Disney Vacation Development and recorded with the Orange County (FL) Comptroller, the Indian River County (FL) Clerk of Court, and the Beaufort County (SC) Register of Deeds.
